The full Monti: Tempe mainstay selling site, staying open

The owners of one of Tempe's oldest businesses, Monti's La Casa Vieja Steakhouse, have struck a deal with a local developer to sell the restaurant's 2.5-acre site at the corner of Mill Avenue and Rio Salado Parkway.

Steak lovers can rest easy: The restaurant will continue to operate.

After entertaining dozens of bids and proposals during the past year, owners Michael Monti and Eddie Goitia will work with Phoenix-based 3W Cos., a partner in the nearby University Square project.

"We did not set out to market this property," Monti said. "Eddie and I were just looking forward to more people living down here."

Monti said, "The sense of urgency (to sell) was created by US Airways."

About a year ago, Monti said, US Airways Group Inc. approached him about selling the 24,000-square-foot restaurant and adjacent parking lot. The company was trying to honor development promises America West Airlines had made to the city of Tempe in exchange for land the city had given the airline to establish its headquarters there, he said. (US Airways and America West merged last year.)

Monti said he asked the carrier what its plans were for the property, and US Airways responded with a proposal to turn the site into a parking garage. Given the restaurant's premium location in downtown Tempe, and just a skip away from one of Tempe's future light rail stations, Monti was not impressed.

"We decided to go it alone," he said.

Morgan Durrant, a spokesperson for US Airways, said he couldn't comment about the airline approaching Monti, but noted that the company is working with Opus West Corp. to build the Tempe Gateway project, an eight-story retail and office complex that will be constructed on other land it owns near the restaurant.

The plans, which Durrant said will meet the airline's development obligations, were submitted to the city the first week of March and are under consideration.

US Airways' pursuit of the Monti's property created a demand for the site that Monti never expected.

"It set off a bizarre land rush ... every time Eddie and I turned around, someone would approach us about selling," Monti said.

Essential components of any deal, he said, were to preserve the original 11,000-square-foot adobe structure -- built in 1871 by Arizona's prominent Charles Hayden family and listed on the National Register of Historic Places -- and to provide future accommodations for the restaurant and Monti's growing catering business.

Tony Wall, president of the privately held 3W, did not disclose a purchase price but said he expects to close on the property this summer. He said it probably will be a mixed-use project, but specifics had not yet been worked out.

"Our company really believes in Tempe," Wall said. "This is sort of a three-W kind of thing: a win for preservation, a win for redevelopment and a win for Tempe. It's a special piece of ground."

Chris Salomone, manager of the city of Tempe's Community Development Department, said he was unaware of any plans to sell the Monti's property and therefore was unable to comment.

"The issue was, who am I confident (going forward with) who respects the traditions and heritage of the Hayden family and my family," Monti said. "So many developers were uninformed about its historic character."

The property is situated kitty-corner from the new Hayden Ferry Lakeside commercial development and across the street from the Hayden Flour Mill, another historic site scheduled for preservation and multiuse redevelopment.

"Both of these great structures are being preserved," Monti said. "I wish my dad was here so he could see it."

His father, Leonard Monti Sr., purchased La Casa Vieja (Spanish for "the old house") in 1954. By then it already was a historic structure. Charles Trumbull Hayden originally built it as his home and business: the Hayden Ferry service, which transported people across what at the time was the free-flowing Salt River.

Arizona's famous Sen. Carl Hayden, son of Charles and Sallie, was born in the original adobe home. Eventually, the Haydens moved to another part of town and converted the house into a bar and restaurant. They lost the property during the financial turbulence of the Depression, but other proprietors carried on the dining tradition until Leonard Monti bought it.

For many years, it was the premier local restaurant, attracting locals and celebrities alike. Monti remembers James Garner and Dick Van Dyke dining there. Carmen Miranda and Elvis Presley also were guests. Former Arizona State University football coach Frank Kush took players and colleagues in for drinks and dinner. Phoenix Suns basketball player Steve Nash is one of today's more famous regular customers.

"We don't so much cater to celebrities these days ... but in that day, we had it all," Monti said.

When the original adobe is redeveloped, most likely within two to three years, Monti hopes to cater heavily to businesspeople working at the upscale commercial developments surrounding Tempe Town Lake, as well as affluent condominium buyers who are paying more than $1 million for waterside high-rise living.

Toward that end, Monti is planning to expand the restaurant's alfresco dining experience with more sophisticated patio seating on two levels, with views and misting systems.

"I want the guys in those offices to look down on our patio and say, 'I can't wait to have a margarita there after work,'" Monti said.

Chalk One Up for the Urbanites!

I saw this sign for the La Bocca Urban Pizzeria & Wine Bar Coming Summer 2007 and I couldn't help but think what a win this will be for the "Urbanites" who already live in Downtown Tempe Condos.  For those of us who have watched as additional restaurants that cater to the beer and wings crowd open up, this is hopefully a good sign of the new things to come.  Not that there is anything wrong with beer and wings restaurants, I like those too!  I just think we already have enough of them and not enough of these kinds of places.  La Bocca will be located on the first floor of the Brickyard on Mill development on Mill Avenue between 6th & 7th Streets.  Unlike the tenant who vacated the space, Marvo's, let's hope the market is big enough for this restaurant to survive!  So let's all go to the "urban pizzeria"!!  I have no idea what that means, but I sure like the sound of it!

Hundreds of people gathered at Tempe's newest high rise Thursday night to see firsthand how quickly things are happening alongside Tempe Town Lake.

At the unveiling for the 12-story Hayden Ferry Lakeside Tower 2, Randy Levin, a vice president at SunCor Development Co., announced that the building is 70 percent leased and that the company filed plans this week with Tempe to begin construction of the third tower. Levin is vice president of design and urban infill development.

He also said construction will begin in a month or two on Le Meridien at Tempe Town Lake, a 183-room, 14-story European style hotel that is scheduled to also open in mid-2009.

The lobby of the new Hayden Ferry Lakeside building, which opened a month ago, gives you the experience of being under a floating ship.

It has backlit, sapphire-blue walls resembling water and a ceiling designed to look like the bottom of a ship.

Levin said the lobby design should make workers enjoy going to work.

"It's not just going to work each day. It's an experience each day," he said.

SunCor also turned on a three-story, blue-lighted ship's mast on the outside of the newest building that will be visible to motorists driving by on the Loop 202 Freeway across the lake. It is meant to mark the entrance into Tempe, Levin said.

The second tower has about 10 tenants. DFD CornoyerHedrick, an architectural firm that designed the building, will move in June 1, and KPMG, an international tax and audit firm, will move in May 1.

Julie Lemmon, an attorney who lives in north Tempe, was especially impressed with the 10th floor balcony view that shows off the lake and downtown Tempe.

"It's a spectacular view that you couldn't have seen before because there was nothing this high before," she said.

Her husband, James Lemmon, a member of the Tempe Elementary School District board, salivated over the value of the new properties, which he said will help give the district more money.

"It's nice to see this much assessed valuation," he said.

The building is the fourth finished at Hayden Ferry Lakeside. Three more are under construction and two are being planned. Edgewater, with 40 residential condos, is sold out, Suncor staff said. The second condo tower, Bridgeview, is half sold and half finished, they said. It will have 104 units.

As for the first Hayden Ferry Lakeside office tower, SunCor has leased all but about 15,000 square feet on the bottom and is reserving that for quality restaurants, Levin said. He said the company will begin soliciting those next week.  Bill Hendrich, president of the engineering firm Morrison Maierle, Inc., a tenant in the first tower, said the location is perfect. Competition is intense for engineers, he said, and being next to Arizona State University gives the company access to interns and graduates and gives the employees an opportunity to take classes and teach. Plus, he said, it is near the planned light rail line.

"When you are competing for engineers, you have a need for a nice place for them to work," he said.

I had the pleasure to attend this event and I must say, I was very impressed!  The Hayden Ferry Lakeside development has the potential to become one of the BEST live/work/play environments in the entire state of Arizona.  Suncor is building this property the right way.  They are taking their time with tenants- keeping in mind the cart before the horse theory.  If all goes as planned, many a urbanite will call Hayden Ferry Lakeside their home!

US Airways office building set to land on Mill Avenue

Tempe development manager says offices will be in nice contrast to sprouting condos

A one-block patch of prime Mill Avenue real estate will soon sprout into an eight-story office and retail building.

US Airways, which owns the grassy land on the west side of Mill Avenue between Second and Third streets, submitted preliminary development plans Friday.

The development, called Tempe Gateway, would house about 25,000 square feet of ground floor retail and about 235,000 square feet of top-of-the-line office space. It's right next to a planned light-rail stop.

The 3 1/2 acre building site is a noticeable gap between Mill Avenue's shops and Tempe Town Lake.

"Looking at it, it provides that link between downtown and Town Lake, providing the pedestrian experience all the way to Tempe Beach Park," said Neil Calfee, Tempe's deputy Community Development manager.

Bringing an office building to Mill Avenue is also a valuable balance to the condominium development that continues throughout the area, Calfee said.

"It's great to see an office building downtown," Calfee said. "That's what we strive for is that balance in downtown, not to be slanted toward any one use as much as we can."

US Airways does not plan to use the office space for its own operations, according to a company statement. The development's location, across the parking lot from US Airways' existing corporate headquarters, would make it an option for future expansion, the statement said.

The eight-story building would be taller than others on Mill Avenue, but shorter than some new towers in the area.

The Centerpoint Condominiums, now under construction, will soon be 23- and 30-story towers. Other planned condo projects call for buildings around 20 stories tall. The existing US Airways headquarters building is 12 stories.

US Airways' plans are still at the "very beginning stages of the process," but city officials expect the company to move quickly, said Chris Anaradian, Tempe's Development Services manager.

Construction could begin as early as October, depending on the aggressiveness of the timetable, Anaradian said.
