Bridgeview at Hayden Ferry Lakeside - Update!

I was fortunate enough to be invited on a construction tour of the new residential tower in Hayden Ferry Lakeside- The Bridgeview Condominiums.  The building is magnificent and is really a nice "step up" from the first tower, the Edgewater Condominiums.  As you will see by some of the pictures below, the hallways are wider, and more dramatic with lighted door monikers and artistic wood panels near the elevators.  I was impressed and surprised to see how complete some of the interiors of the homes were.  It appeared as though some of these homes were ready for move in now, but the amenities and public spaces are not quite ready.  I would bet that completion and move in of these homes could begin within 3 to 4 months!

Mill Avenue La Casa Vieja Development Evolves

This news just in!  The Monti's La Casa Vieja site has been revised to move the two planned towers (25 story hotel & condos) "next to" instead of "on top of" the historic La Casa Vieja.  This was a compromise reached between the developer and historic preservationists.  By looking at the picture of the new development, it's easy to see how the historic structure will remain on the corner of Mill Avenue and Rio Salado Parkway while the towers will rise beside and behind it.

New plans for 6th Street Park, next to the Lofts at Orchidhouse

Last month, the city approved a new parking structure and Phase 2 of "6th Street Park" next to the Orchidhouse Lofts in downtown Tempe.  The plans for the garage include first floor retail space, office space as well as a rooftop garden... obviously, not your typical parking structure!  At the same time, Phase 2 of the "6th Street Park" will finally wrap the City Hall building on the East side of the property.  This will complete most of the circular sidewalk that currently runs through "6th Street Park".  There will be a water feature added as well.  If all goes as planned, completion of the project would be within the next 2 years.  Take a look at the renderings and let me know what you think!

Waveyard Water Park & Resort Details Announced

Flexcar... New mode of transport for Tempe Loft & Condo Residents

Flexcar makes way to Tempe campus

From the ASU State Press:

"ASU Parking and Transit Services (PTS) has announced its partnership with Flexcar, the largest car-sharing company in the United States.

PTS, which is committed to providing sustainable, viable transportation options for the campus community, is bringing Flexcar’s service to the university. The Tempe campus also marks the first site in the state of Arizona where Flexcar will have a presence"...

"Flexcar is a company that provides low-emission, fuel-efficient vehicles for rent. Ten Flexcar vehicles, including Scions, hybrids, trucks and a MINI Cooper, are parked in various locations on the Tempe campus. As of Aug. 28, ASU students, faculty and staff can sign up to become members of Flexcar. The first year’s membership is free for individuals who sign up before Nov. 28. The annual membership fee is $35, but this fee is waived if a member rents a Flexcar at least twice in one year.

Flexcar members can rent a vehicle for an hourly rate, typically between $8 and $10 per hour. Vehicles also can be rented for the day. As an added value, the hourly or daily fee covers all gas, insurance and maintenance expenses"...

In my opinion, this is just another way that Tempe continues to pioneer a true urban environment for it's citizens.  Obviously, not everyone will utilize the Flexcar system, but it is a fantastic option for residents and students who call Downtown Tempe their home.

Stadium Tower... Now Lumina Tempe!

For all of those keeping track, the exciting new development at the corner of 5th Street & College Avenue in downtown Tempe has a new name.  What was previously "Stadium Tower" has now evolved into "Lumina" Tempe.  One of the two towers will be the new Lumina Hotel concept, while the other tower will be the residential condominium tower, but both will share the name "Lumina".

Onyx Tower taking orders soon in Tempe

Developers will begin taking orders next week for the tallest building yet on Tempe Town Lake, the 26-story Onyx Tower.

WestStone Communities and its sales and architectural teams will begin selling the 196 condominium units on Aug. 17. The tower includes 20 penthouses on the top five floors.

Prices start at $300,000 on the low-end and run up to nearly $2 million, said John Iorillo, WestStone president and chief operating officer.

Onyx Tower will be built on less than two acres on the north shore of the lake at Playa Del Norte and Rural Road near Loop 202. Ground-breaking is set for December and construction is expected to be completed in the summer of 2009.

The development is among a movement in the real estate industry of high-rise residential growth. “It’s the old story,” Iorillo said. “As more people move in and space starts to get smaller, buildings start going higher. It’s happening in the Valley and in other parts of Arizona.

“A lot of people don’t want to live in the outskirts of Arizona. They want to live, work and play in the heart of a city — like in Tempe.”

Tempe Mayor Hugh Hallman said the Onyx Tower is an example of the city’s push to attract more residents as well as provide economic support for lakeshore and downtown businesses. “The goal is to get the lake to start paying off for the economic benefit of our community,” said Hallman, who joined other council members in endorsing final plans for the project.

The city plans to attract more than 5,000 additional residents to the downtown area by encouraging more residential and condo development.“The (Onyx Tower and other residential projects) is part of a bigger program to establish a more sustainable community,” Hallman said.

Tempe Councilman Ben Arredondo, while endorsing the plan to lure more residents and voting for Onyx, questions the height of some projects underway. “I’ve always had a problem with building heights in Tempe,” said Arredondo. “There’s also the question of police and fire safety issues with tall buildings.”

Arredondo said he plans to request a study into the additional costs needed to maintain safety in tall structures. The new Onyx Tower will have black glass walls with units that run in size from 653 square feet to 2,368 square feet. It will feature a rooftop lap pool, bar for private parties and a 10-seat movie theater and conference room.
